Price your property within the right part of Keystone

A River Run condo, a Mountain House unit, a Lakeside Village property and a home in Keystone Ranch can offer very different ownership experiences. Townhomes in Settlers Creek, Ski Tip Ranch and Alders also need comparisons that account for their layouts and maintenance arrangements.

For a condo, I would look for useful sales in the same complex where available, then compare condition, floor, views, parking, storage and ownership costs. For a detached home, the site, access, upkeep and competing inventory can shift the comparison. We will discuss which properties help explain your pricing options and why.

Three parts of preparing a Keystone listing

Property and presentation

Review improvements, known issues, furnishings and the features to show clearly. Plan photography around readiness and access.

Association information

Organize current dues and available documents. Identify questions about budgets, maintenance, reserves and any assessment notices.

Access and timing

Account for your visits, existing occupancy or bookings, property-manager coordination and the schedule for showings.

Help buyers understand the ownership details

Your listing information should distinguish what belongs to the unit, what the association handles and what still needs verification. Buyers may ask about parking, ski storage, utilities, insurance arrangements and maintenance responsibilities. Having the relevant records available helps the conversation move beyond a comparison of monthly dues alone.

Rental use needs its own review. We should confirm the property’s jurisdiction and direct buyers to current rules and the association’s documents. A prior rental history does not establish that a buyer will receive the same permissions. The Town of Keystone’s short-term rental information is an official starting point for properties within town jurisdiction.

A practical plan for an owner who lives elsewhere

Before launch, we can decide who has keys, how the property will be prepared between visits and how to coordinate with any property manager. Existing reservations, personal use and work in the building should be discussed before we set expectations for access.

I will also ask how you want to receive updates and make decisions while away. We can coordinate the steps around photography, showings and feedback, and confirm signing or closing arrangements with the title company before you commit to travel.

A buyer may imagine using the home exactly as it appears in the photos. Before photography, we can create a room-by-room list that separates what you intend to include from the belongings you plan to keep.

  • Inside the home: identify furniture, televisions, kitchen equipment, artwork and personal items.
  • Beyond the front door: document the parking and storage arrangements, keys, access devices and any equipment kept elsewhere in the building.
