Start with the Town of Keystone’s official short-term rental information for properties within town limits, and ask the responsible office about the specific address. When I moved to Colorado, I fell in love with the Summit County lifestyle. In winter, I enjoy skiing and snowmobiling. In summer, I spend time road biking throughout Colorado. The quieter moments matter to me too, especially an evening watching the sun set over the mountains.

- Access: Look at the actual route from the property to the places you will use, including parking, stairs, elevators, and ski access. A neighborhood description does not establish access for every unit.
- Ownership costs: Compare association dues and what they include, then identify questions about reserves, assessments, insurance, utilities, and maintenance responsibilities.
- Property review: Coordinate showings and the next steps for reviewing disclosures, association documents, inspections, and questions for the appropriate professionals.
- Buying from a distance: Set a communication plan and decide what can be assessed through a video tour and what needs an in-person visit or inspection.

How much is my Keystone condo worth, and what is a comparative market analysis?
A comparative market analysis, or CMA, uses recent sales of similar properties to help assess a possible listing price. For a Keystone condo, I would start with relevant sales in the same complex where available, then compare layout, floor, condition, views, parking and the building’s costs. What do HOA fees cover in a Keystone condo?
Coverage depends on the association. Before comparing dues, check which expenses belong to the association and which remain yours: utilities, insurance, snow removal, amenities, repairs and reserves can be handled differently from building to building. I recommend reviewing the current budget, financial statements, meeting minutes and any available reserve study or assessment notices. Can I sell my Keystone property while living out of state?
Yes, we can build a selling plan around your availability. Start with keys and access instructions, any existing reservations or property-management arrangements, and a list of improvements and known issues. We can then plan photography, preparation, showings and regular updates. Before committing to travel dates, we will confirm document-signing and closing arrangements with the title company and other parties involved.
When is the best time to sell a Keystone condo?
The useful question is when your particular condo will be ready to compete. I would look at comparable listings and recent sales, the condition of your unit, your own use of the property, and any reservations that affect access.
